Massive development planned near I-95 & Race Track Road

ST. JOHNS COUNTY, Fla.- Gate Petroleum plans a massive mixed-use development on property it owns in St. Johns County.

Called Durbin Park, it will cover 1,600 acres south of Race Track Road, stretching east of Interstate 95 and west of the new Florida 9B.

Plans for the project, which Gate will develop along with partner Gatlin Development Co., call for 2.4 million square feet of retail, 2.8 million square feet of office space, 999 multifamily units and 350 hotel rooms.

“Unique to Northeast Florida, Durbin Park will be a distinct destination where individuals and families can
live, work, shop and be entertained all within a park-like setting,” said John Peyton, president of Gate
Petroleum Company.

The first phase, on an 80-acre parcel west of 9B/Florida 220, will include approximately 700,000 square feet of retail anchored by three big box retailers, Gate said. It’s scheduled to open the second quarter of 2018.

The second phase, between I-95 and 9B, will include restaurants and retail, include Bass Pro Shops.

The final phase, east of I-95, will have the offices.

“The Durbin Park project is the culmination of years of effort between the County and GATE to bring high
quality mixed-use development to St. Johns County,” said Michael Wanchick, St. Johns County
Administrator. “

Not only will it provide convenient retail and office opportunities currently not available to
St. Johns County residents, it will also help keep sales tax dollars local and support county-wide
programs and services. We are excited to watch the project come to fruition and positively impact St.
Johns County on many levels.”
