Jacksonville City Council approve rezoning for mixed-use project off Atlantic Boulevard

Plans call for building 560 units, 650 boat slips and 106,000 square feet of space for office, retail or hotel uses on 43.8-acre site near the Intracoastal.

JACKSONVILLE, Fla. — A rezoning and change to the Future Land Use Map for large-scale project referred to as "The Harbour" near the Intracoastal Waterway have been approved by Jacksonville city council members.

Plans for "The Harbour" call for 560 units, 650 boat slips and 106,000 square feet of "nonresidential including office, hotel, retail, and restaurant uses," according to the applicant, Jacksonville Intracoastal LLC. The site is located at 13911 Atlantic Blvd. west of the Intracoastal Waterway.

A conceptual plan calls it the "Moody Marine Harbor."

They also plan on a minimum of 100 boat slips that will be available to the public on a first-come, first served basis, in addition to 30 dedicated boat trailer parking spaces and staging docks.

The area formerly housed the Bellinger Shipyards, which ceased its operations in the early 2010s, according to The Jaxson.

The LLC is registered to Jeffrey Klotz, who is the CEO of Atlantic Beach-based developer, The Klotz Group. The engineer is Alliant Engineering.

Still early in the process, the applicant is required to submit a traffic study at its upcoming Civil Site Plan Review.
